Sales and contracting

The sale shall be executed by a preliminary sale and purchase contract - the transfer in the notary's office shall be executed after the final settlement of payments between the parties.

Prices

Prices are negotiable, depending on the stage of the building and construction works. Prices include jointly shared parts of the buildings. Prices also include the whole built-up infrastructure of the complex– pool, green areas, alleys, fences, communication infrastructure.

Step by step guide of the purchase process:

-Once you decide to reserve an apartment with us, please contact our Sofia office to send you a reservation form. You will be required to fill in the document, sign and send it back together with a reservation fee of 2000 Euros. Please note that your reservation fee is non-refundable. It will however be deducted from the first installment of the purchase price.

-You will receive a Preliminary contract of sale and Management contract for the selected apartment(s) within 2 weeks.

-As soon as you review the contracts you will be required to sign them and return one of each contract to our Sofia office. The other copy stays with you for your records. After signing the contracts you have 7 (seven) days to make your first installment as per the Preliminary contract.

-We regularly update our website with pictures of the construction work. This will allow you to monitor the progress of your property.

-Usually there are two more installment payments to be made prior to full completion of the property. All terms and conditions are described in the Preliminary contract.

-Approximately one month prior to completion we will recommend you legal representatives, furniture options, rental oppertunities and more.

-Upon completion of the property and payment of the final installment, the transfer of the title can take place.

In order to take delivery of your property, you will need to sign the "Notary Act". This is a standard form document transferring ownership of the property into your name.

-You will receive title deeds within one month of the Notary Act from the local council. (Our Company will send these to You by courier)

Note: If you are unable to attend the Notary Act in person, your legal representative may attend in your place. This individual will need to be in possesion of a "Power of Atterney" agreement ( which is accepted by Bulgarian Law). We are able to liaise with you to arrange this.

-Maintenance of your property is covered by the Management Contract you signed upon purchase. This is charged at a fixed rate in euros per square meter per year.
